How do you determine how much to pay for a home?
We establish your home's value by looking at what other similar homes have
sold for in your neighborhood. This is called the “comparable sales method”
and it is the same method that real estate agents use. We also take into
account the amount of repairs needed and the location of the property.

Do you pay full market value?
No, we generally do not pay full market value. We are a business and we do
need to make a  profit. We typically buy homes that need work for below
market value.  If your asking price is something that we can be profitable with,
we'll pay you your full asking price.  If not, we'll make you a quick cash offer
and you can decide whether or not it works for you. We will always make what
we consider to be a fair offer for everyone involved.

My house is in excellent condition, do you only buy fixer uppers?
We buy all types of properties from clean and pretty to dirty and ugly. Often
people own property that is in good condition but the people themselves are in
a bad situation, such as foreclosure, divorce, lawsuits, late payments etc.
Regardless of the reason you need to sell, we will make you an all cash offer.

What do you typically do with the homes you purchase?
We keep some homes as rentals, and we resell some.  It mostly depends on

Do I have to make repairs, clean up, or haul anything away?
When we say we buy property "as-is", we mean "as-is"! We can handle
everything including hauling and cleaning. You don't have to do anything
except take any personal belongings you want and leave the rest. You don't
even have to sweep the floors!

If I submit your Property Information Form, when will I hear from you?
As soon as we receive your Property Information Form, we will review your
information and get back to you ASAP (usually within 24 to 48 hours
depending on when you submit the information). However, if you don't hear
back from us in a timely manner, please give us a call to be sure we received
your information and that you are being taken care of right away.

If I fill out the form, am I obligated to anything?
There is no obligation whatsoever. The only time you would be obligated to
anything is if you enter into a contract with us, just as with any normal real
estate transaction.

Why not list my property with an agent?
We are private investors. We are looking to buy your home and offer a solution
to your problem. Real estate agents list homes, they do not buy homes. In
addition to paying a 6% commission, you will also have to complete all the
necessary repairs to get the property in selling condition.  These costs add up
quickly.  

What if I am behind on my payments or in foreclosure, can you help?
